Can I Compile My Own Pack?

You can compile the Home Information Pack yourself even if you are selling your home through an estate agent. You must obtain all the necessary documents and have the pack ready as soon as your home goes on the market. These information packs should be made available to all potential buyers except in certain circumstances. You can charge a small fee for each pack to cover the costs of compiling them.

There are several documents which must be included by law and some which are optional. It is up to you whether to include the optional information, however it can make for a quicker sale as the buyer may request these documents before completing the sale.

Compulsory Information which you must provide:

An index form can be downloaded from various sites on the Internet.

Energy Performance Certificate

You will need to contact a DEA or Domestic Energy Assessor to compile this information for you. You can find a registered DEA in your local phone directory or Internet business listings.

Evidence of Title

This information can be obtained from the Land Registry Office for a fee.

Sale Statement

This is a summary of the terms of sale and can be compiled by yourself or your estate agent.

Local Search

All information required in this section can be obtained from your local authority.

Drainage and Water search

This report can be compiled by contacting your water supplier.

Leasehold

If the property you are selling is leasehold, you can obtain the documentation relating to this from your landlord or manager.

Commonhold

Documents relating to commonhold properties can be obtained from the Land Registry for a fee. Other details such as the name and address of the agent and financial information should currently be in your possession and should be made available in the Home Information Pack.

Home Condition Report

You need to hire a Home Inspector to carry out this assessment. Home Inspectors can also carry out energy assessments so if you require both reports, you only need to contact a Home Inspector.
